Portfolio planning and review.

Before we look at a single property, we agree what your portfolio needs to do. Then we check it with you every year, so the plan keeps up with your life and the rules.

Why the plan comes first

Most investors buy one property at a time and hope the pieces fit later. The result is often a portfolio that stalls: too much debt in one place, the wrong mix of growth and income, or a structure that gets in the way of the next purchase.

A written plan fixes the order. It sets out where you are, where you want to be, how many purchases that takes and what each one has to do, before any money moves.

What your plan covers

  1. 01
    Where you are

Income, existing properties, equity, debt and the cash you can commit.

  2. 02
    Where you are going

Your goal in plain numbers and a realistic timeframe.

  3. 03
    The pathway

How many purchases, in what order, and how equity from one funds the next.

  4. 04
    The next purchase

The job this property must do: growth, income, or a balance of both.

  5. 05
    The risks

What happens if rates rise, rents fall or your income changes.

The annual review

Most agencies stop at settlement. We review each property and your plan with you every year. We check rent and costs against the original case, test the plan against your goal and agree the next move: buy, hold or adjust.

Who does what

We build the property plan. Your accountant advises on tax and ownership structure, and a licensed broker on lending. We keep all three aligned.

Common questions

Do I need a plan if I only want one property?

Yes. Even one purchase should fit a longer goal, and the plan shows whether a second is realistic later.

Is the plan financial advice?

No. It is a property strategy. Tax, structure and wider financial advice come from your accountant or a licensed financial adviser.

What happens at the annual review?

We revisit each property's numbers against its original case, check your plan is on track, and agree whether to buy, hold or adjust.

General information only. It does not consider your objectives, financial situation or needs, and is not financial, credit, tax or legal advice. Rules change, so check current law and get advice from a licensed professional before acting.
