Building and pest inspection
An independent inspection that reports on a property's structural condition and any termite or timber pest activity.
- Done by a licensed, independent inspector
- Identifies major defects, safety issues and pest damage
- Complete it before exchange or within cooling-off
What it covers
The inspector checks the structure, roof, sub-floor, wet areas and visible services, and looks for termites, other timber pests and conditions that attract them. The report rates defects by severity.
What it does not cover
Inspections are visual and non-invasive. They usually exclude detailed checks of electrical, plumbing and pool compliance, and areas that cannot be accessed.
Read the summary of major defects first. Use the report to decide whether to proceed, renegotiate or walk away.
Common questions
Do I need one for a new build?
Yes. Stage inspections during construction and a handover inspection are strongly recommended.
Who pays for the inspection?
The buyer, unless the vendor provides one. Even then, an independent report is safer.
